I have been having very bad nfs issues intermittently with Kodi v12 Omega builds for around 4 months and (wrongly) assumed it was something in my network. After replacing switches and seeing other users with nfs issues I have now found it only occurs if I have only one of my two NAS running when I play media.
My old NAS has old moves, my new NAS has my latest rips (and all my music). 'intermittently' I now realise is only when one NAS is running! (I plan to watch a 'new' movie)
The issue exhibits itself as Kodi going immediately very slow on 'play', with initial video showing, freezing and then buffering for a few minutes before playing again
Here is an extract from my log. I am playing a movie from my library from the NAS that is on: '192.168.1.123'. I see this (closing NFS connections because the 'off' NAS cannot be found:
I get lots of these errors while the Movie is buffering:
2024-01-17 07:48:40.815 T:1071 debug <general>: NFS: Context for 192.168.1.6 not open - get a new context. (that is my old NAS)
2024-01-17 07:48:40.815 T:1071 debug <general>: NFS: version: 3
2024-01-17 07:48:43.855 T:1071 error <general>: NFS: Failed to mount nfs share: (nfs_service failed)
2024-01-17 07:48:43.859 T:1049 debug <general>: keepAlive: sending keep alive after 45s.
These a consecutive logs nothing removed inbetween lines:

My nfs problems have only occurred in v12 Omega builds from roughly 4 months or so ago. I now presume this was a code change around then?
Kodi is set to use nfs3. I have tried with nfs4 (same issue)
If BOTH NAS are on Kodi runs perfectly. My databases are on my Intel NUC (not on either NAS). I am running LibreELEC.
